An oversized air conditioner is the single most common defect we find in Florida homes. It cools the air quickly, satisfies the thermostat, and shuts off before it has run long enough to pull moisture out. The result is a house that feels cold and clammy at 74 degrees, and a compressor that short-cycles itself to an early death.
Correct sizing comes from a Manual J load calculation using your actual construction: orientation, glazing area and type, insulation levels, duct location and measured infiltration. It does not come from square footage or from matching whatever was there before. In a humid climate, latent load is as important as sensible load, and equipment selection has to reflect that.
Florida requires a mechanical permit for equipment replacement, and jurisdictions increasingly require duct leakage testing on the completed system. Minimum efficiency standards for the Southeast region are higher than the national baseline, and equipment has to be matched as a rated system, indoor and outdoor together, for the efficiency rating and the manufacturer warranty to hold. Hurricane-rated condenser pads and tie-downs are required in coastal jurisdictions.
We will tell you when a repair is the right call. As a rule, if the system is under ten years old, holding charge, and the failure is a capacitor, contactor or fan motor, repair it. If the compressor has failed, the coil is leaking, or the unit still runs R-22, replacement almost always wins on total cost. Any technician who cannot explain which of those applies to your unit is guessing.
